I. specializes in General Commercial Brokerage.  We work with other brokers to show their available properties and to make our properties available to their clients.  We have commercial data bases of most of the available inventories, and we make this information available to both property owners and to our clients.  We prefer to work with our clients with an exclusive representation agreement letter that insures that our clients will use us as the leasing broker on any properties that we make them aware of that they decide to enter into a contract for.  Most landlords will work with prospective tenants to give them money in the form of free rent to help them build out their business while they are waiting to get their occupancy permit and to open up their business.  The usual rule of thumb for rent commencement is the free rent period or the occupancy permit whichever comes first.  For example, if a contract is signed with the tenant getting 2 or 3 months free rent in exchange for landlord tenant improvements (build out expenses) the tenant pays rent when the occupancy permit is granted and the business is open or at the end of the free rent period, whichever comes first.  We encourage our tenants and landlords to put in options clauses that allow for extensions of the contract with predetermined rent increases to coincide with the consumer price index cost of living expenses.  We would like to discuss our representation of you to help you get the right property or the right tenant.
